What is the Personalised Screening Engine?

It answers "where in London should I be looking, given my product?" We score London boroughs and postcode sectors across seven dimensions (approval rates, financial spread, price momentum, housing turnover, new-build absorption, time-to-sale, supply pipeline competition), but weighted and filtered around your criteria rather than a generic default. Output is a ranked shortlist plus a short commentary on the top-ranked sectors.

Why is it priced by scope?

Every brief is different. A lean screen against three boroughs for a single product type is a smaller job than a full-London run with multiple unit mixes, tenure splits, and custom viability assumptions. We agree scope, deliverables, and fee in writing before work begins.

What data does this all draw on?

15,000+ planning applications across all 33 London boroughs, covering 2022 to 2026. Every application is coded by site type, area, PTAL, conservation status, proposed and approved units, decision, determination time, and refusal reasons. We also draw on 36 months of Land Registry price-paid data (268,000+ London transactions) and GLA large-site pipeline data. The dataset is complete, not a sample.

Do you publish anything for free?

Yes. Every London borough has a free public dashboard at /boroughs/, refreshed quarterly. It covers headline stats, approval rates by area, scheme type, refusal reason patterns, and a 13-quarter trend. No sign-up needed.

Can I use the data in my own appraisals?

Yes, for paid deliverables the licence covers internal use by your company. Please do not redistribute the data externally. For public dashboard content, attribution is welcome; please don’t scrape or rehost it.
