Less than what a refusal costs.

A single refused application costs £20,000 to £35,000 in abortive fees. A small-site planning consultant typically charges between £8,000 and £25,000 per scheme. Lichfields put the consultant disbursement budget for a full small-site outline at £125,000 and upwards. Every product on this page is somewhere between 1% and 10% of those numbers.

What is the £125 Sample Site Assessment?

A real, anonymised Site Assessment from a recent London project, delivered to your inbox within 24 hours. It exists for one reason: so you can see the format and depth before commissioning a full one for your specific site. If you commission a full Site Assessment within 30 days, the £125 is credited against the £449.

What is the Personalised Screening Engine?

It answers "where in London should I be looking, given my product?" We score London boroughs and postcode sectors across seven dimensions (approval rates, financial spread, price momentum, housing turnover, new-build absorption, time-to-sale, supply pipeline competition), but weighted and filtered around your criteria rather than a generic default. Output is a ranked shortlist plus a short commentary on the top-ranked sectors.

Why is it priced by scope?

Every brief is different. A lean screen against three boroughs for a single product type is a smaller job than a full-London run with multiple unit mixes, tenure splits, and custom viability assumptions. We agree scope, deliverables, and fee in writing before work begins.

How is the Site Assessment delivered?

Fill in the form on our Site Assessments page with the address, proposed unit count, and site type. We confirm the brief and send back an HTML and PDF report, typically within two working days of confirmation.

What data does this all draw on?

15,000+ planning applications across all 33 London boroughs, covering 2022 to 2026. Every application is coded by site type, area, PTAL, conservation status, proposed and approved units, decision, determination time, and refusal reasons. We also draw on 36 months of Land Registry price-paid data (268,000+ London transactions) and GLA large-site pipeline data. The dataset is complete, not a sample.

Do you publish anything for free?

Yes. Every London borough has a free public dashboard at /boroughs/, refreshed quarterly. It covers headline stats, approval rates by area, scheme type, refusal reason patterns, and a 13-quarter trend. No sign-up needed.

Can I use the data in my own appraisals?

Yes, for paid deliverables the licence covers internal use by your company. Please do not redistribute the data externally. For public dashboard content, attribution is welcome; please don’t scrape or rehost it.

My consultant tells me everything you’d tell me.

A typical small-site planning consultant works on perhaps 30 to 60 small-site applications across a career. We have coded every small-site decision in your borough. In Croydon alone that is 350 and counting. The intent is not to replace the consultant. It is to give them the borough’s full pattern set rather than the subset they have personally seen.

How is this different from Searchland or LandInsight?

Different stage of the workflow. Searchland and LandInsight tell you where to source sites and who owns what. We cover the question that follows: what does the borough actually approve on sites like this, and what does it refuse, and why. Most customers use both.

How is this different from the GLA’s free Datahub?

The Datahub gives you raw application data, application by application. We give you 4,347 verbatim refusal reasons coded into a 10-category policy taxonomy, plus approval rates by unit count, by site type, by ward, by PTAL band, and by conservation status. Lifting that out of the Datahub by hand is possible. Whether anyone has the time is another matter.

What if your data is wrong about my specific site?

It might be. Every site is unique. The dataset shows the patterns; you and your consultant supply the case-specific judgement. Every Site Assessment includes a free 30-minute follow-up call to walk through the report and the limits of the dataset where they apply. The data is the floor of the conversation, not the whole of it.
